Local leaders file criminal charges for fraud involving quitclaim deeds

DAYTON, Ohio (WDTN) – Two people are facing charges for alleged quitclaim deed fraud as local leaders say they are working to hold criminals accountable for thefts by fraud.

“We were able to catch them and ultimately identify them as perpetrators and criminals who attempted to commit three separate fraudulent incidents,” said Montgomery County Prosecutor Mat Heck, Jr.

Rosalyn Johnson and Diamond Washington both appeared in Montgomery County Common Pleas Court this week to be arraigned.

Washington and Johnson are accused of stealing homes in Dayton, Centerville and Huber Heights and then reportedly trying to sell them below market value to unsuspecting buyers.

“But if people try to do this and try to transfer a property fraudulently again, we will catch them. A fraud investigator will catch them and we will prosecute them to the fullest extent possible,” Heck said.

They now have to answer for, among other things, six counts of forgery, one count of grand theft and three counts of manipulating state documents.

Johnson appeared in court Tuesday and pleaded not guilty to all counts. Her bond was set at $50,000 cash bond.

Washington appeared in court Wednesday with court documents showing he pleaded not guilty to all counts and a $50,000 cash bond.

The District Attorney’s Office says it will continue to prosecute criminals involved in property theft.

“So we don’t want people to be stung and victimized by these criminals,” Heck said.

Johnson is due back in court on October 30.
